In one of Dorset’s most premier locations, our client acquired the site of two detached houses with mature gardens and many protected trees.

Their initial assessment identified that the large plots provided an ideal opportunity for infill development, due to a significant housing shortage, evidenced in the town’s local plan at the time.

Our client challenged the conventional approach of high density development with the view that it does not’ maximise value, using intelligent and thoughtful design to optimise form and function, creating a high density residential development of over 20,000 sq ft, to replace the previous dwellings of under 3,000 sq ft. It was set out to make every property within Baillie Park different and to construct them with traditional materials using traditional construction techniques.

The completed scheme retains a verdant setting with mature landscaping, intimate courtyards and entrances, private gardens and many a new replanted trees. The Local Planning office, Poole Borough Council stated that “this development enhances the character of Branksome Park adding to the rich architectural language of that area.”

Calcinotto worked with the client to aid in delivering the residential units in line with the approved planning and providing a foundation solution that avoided impact on the nearby protected trees.
