Challenge
Redeveloping over a waterfront
The project involves the demolition of the existing property and construction of a new reinforced dwelling, studio building and boat house with associate access, parking and landscaping works.
The architect’s design was to create a clean, modern home with sharp lines, thin floor levels, and large open spaces, as well as a pedestrian link bridge to the garage. This – in turn with the site’s complex, steep and narrow layout – presented the challenge of including retaining walls, external levels, and a boat house to manage the additional structures aside from the main residential building.
Solution
Focusing on smart and efficient design
Our design included an in-situ reinforced concrete frame, with thin slabs to allow for minimal build-ups at balcony interfaces. With limited opportunities to position structural walls at the rear, we concentrated the building’s stability towards the front. This approach allowed the façades and internal volumes to remain uninterrupted. Additionally, the site’s steep topography and constrained boundaries led us to adopt a piled foundation solution.
Externally, new retaining walls and the boat house structure were incorporated into the overall engineering strategy, working together to form level changes, access routes, and waterside features that complement the architectural layout.
