Challenge

Repurposing a brownfield site

The scheme, approved by Eastleigh Borough Council in 2023, is being delivered for Hartford Care in partnership with Octopus Real Estate’s Health Fund. Calcinotto has been responsible for the structural and civil engineering design of the three-storey, U-shaped building.

The design required careful coordination to integrate structural efficiency with the architectural vision, which emphasises natural materials, external terraces, and views over the neighbouring woodland. Civil engineering input has included site levels, drainage solutions, and external works to support the landscaped setting.

Working closely with the wider project team, Calcinotto’s role has ensured the delivery of a robust and practical design that also meets the scheme’s sustainability aspirations, including achieving a BREEAM Excellent rating.

Solution

Transforming around the landscape

The care home has been designed to balance functionality with a homely and welcoming environment. Finished with a natural timber-scale cladding, the U-shaped form encloses communal gardens while providing panoramic views across the woodland. Internally, the building will feature a wide range of communal facilities including lounges, dining areas, a café, hair and beauty rooms, and medical and nursing stations.

The emphasis on sustainability is central to the scheme, with energy-efficient building fabric and services supporting both operational performance and resident wellbeing. The design has been shaped by extensive public consultation, where the proposals received strong community support.
