Streatham High Road was the design of two new residential buildings providing a total of 27 apartments, situated in London.

Challenge

Building a basement in London Clay

Calcinotto provided full civil and structural engineering services. Our design adopted an in-situ reinforced concrete frame for the main block, with traditional masonry construction to the rear. This approach balanced structural efficiency with buildability, helping to control building height whilst maximising internal floor-to-ceiling space. 

Solution

Piled foundations to help in ground conditions

Foundations were designed as piled due to the underlying London Clay strata, with heave protection and suspended ground floors included to manage soil conditions and nearby tree influence.

The below-ground drainage strategy was developed in line with the site’s Flood Risk Assessment, incorporating sustainable sub-base layers to support the external landscaping design
