“Chapters” was set on a 6.5-acre former hospital site in the centre of the cathedral city of Salisbury. The site had a long history, originally known as Fisherton House and latterly referred to as Old Manor Hospital, and had been run by the NHS as a psychiatric unit. Finch House, as seen above, dated back to the early nineteenth century.

Challenge

Envisioned for modern urban living

The hospital site suffered many years of neglect, as it was closed and remained derelict from 2003, exacerbated by numerous planning objections. The existing buildings on the site also suffered from persistent vandalism, particularly to the windows and roof coverings, and in particular, almost all lead was removed from the site. 

This mixed-use development was centred on providing affordable retirement living within 180 new dwellings and also included a restaurant, retail units, the refurbishment of two no. Grade II listed buildings, and new garden squares.

Bringing visionary projects to life

In an attempt to provide an acceptable scheme for the site, Quantum’s community team engaged face-to-face with thousands of local residents, community groups, and Councillors. Their approach resulted in an unprecedented 832 letters of support for the application and unanimous consent to regenerate the gateway site; one of the largest schemes in the city’s recent memory.

Calcinotto had been appointed to provide both civil and structural engineering design services and were involved with several buildings across the site, providing not only new-build design solutions but also detailed condition and structural surveys to support the Listed Planning Applications.
