This prestigious development in Walton-on-Thames for Crest Nicholson comprises up to 10 individual residential blocks providing 375 units in total and is currently on site.
Challenge
Engineering through the conditions
The site is based in Walton on Thames, with a high water level recorded across the site and challenging ground conditions. The site is split into blocks A through to J with different purposes enlisted.

Solution
Transforming landscapes with visionary developments
The blocks vary in height but are typically a single storey reinforced concrete transfer structure with four storeys of timber frame construction over (detail design by specialist). One of the blocks includes a 100m long reinforced concrete basement with an RC frame above.
- Blocks A, B & C – single storey reinforced concrete frames over car parking and commercial areas supporting three no 4 storey timber frames above.
- Blocks D, E & F – single storey reinforced concrete frames over car parking and commercial areas supporting three no. 4 storey timber frames above.
- Block G – timber frame townhouses on pile and ground beam foundations.
- Block H – four storey reinforced concrete frame over a single storey car park basement. The upper fifth storey is constructed using a load bearing light qauge metal frame. All external elevations supported by a light gauge metal frame SFS system to the inner leaf.
- Block J – single storey reinforced concrete frame over a large open plan commercial space supporting a 4 storey timber frame above.
Due to the ground conditions, the foundations are piled with reinforced concrete ground beams to carry the ground floor and superstructure above. Due to the recorded high water table across the site, the basement to block H required a secant pile perimeter wall. To resist uplift from the high water levels, tension piles were provided to the basement slab.
