59 – 61 Leighton Road was a redevelopment of a former pub in Kentish Town to create a new six-storey mixed-use building with residential and office accommodation above a single-level basement.

Challenge

Redeveloping in close quarters 

The site presented the challenges typical of an urban London setting; limited access, neighbouring properties in close proximity, and complex ground conditions. 

Solution

Focusing on smart and efficient design

Our design introduced a new basement occupying the entire footprint of the proposed building, formed using a secant piled retaining wall system. 

This allowed the structure to serve as both the permanent basement wall and part of the foundations. The wall provides structural support between the new development and an existing school playground.

The wall was backfilled in controlled layers using granular material to ensure long-term stability, and the playground was reinstated once construction was complete. 

The project highlights our expertise in delivering complex basement structures in sensitive, heritage urban environments.
